1. You select the home you wish to purchase. You can choose any home listed by a real estate agent, For-Sale-By-Owner, HUD Home, new homes - basically any home that is for sale in the metropolitan Birmingham area. 2. You - the buyer - need to be prepared to make a small NON-REFUNDABLE OPTION PAYMENT depending on the price of the home, pay for pre-paid items (i.e. property insurance, prorated property taxes, renters insurance, etc.), the first month's rent and have REASONABLE (but not perfect) credit. You should also be able to afford the anticipated monthly payment. 3. A portion of your monthly Lease Purchase payment will be applied to either your closing cost or down payment. Our Lease Purchase contract will provide you up to 36 months to close on your home purchase ( purchase time depends on the length lease you choose ).
